We will always establish the facts, give clear advice and create effective channels of communication.
We often work backwards, looking at who the potential buyers would be for your property and what your property would offer them!
We then devise a strategy based on those buyers using the right mix of local and national marketing, internet portals, eye catching For Sale boards, excellent brochures with good quality digital photographs, floor plans and if needed, virtual 3d tours to engage with potential buyers so that by the time they walk through the door they will know whether the property is right for them. We know you only want serious buyers to view, so less is more!
And quality over quantity!
In today’s modern day and age, in a culture of 24/7, the power of Website Portals give us up to the minute updates via our smartphone, tablet, laptop, not to mention social media via Facebook, Twitter and LinkedIn, all of which seem to control our lives! Equally the speed and power of getting your house to the market needs to be just as quick – the reaction to any property is always within the first four weeks – if it’s going to sell at close to asking price, this is our optimum time frame! Any later then we have to consider other factors, mainly price.
Prepare your property
Take a measured look at your house both externally and internally.
*Prepare your house for selling!
*First impressions are vital – you often never get a second chance!
*Check your paintwork, cut your lawn, tidy the garden, get some hanging baskets/tubs to give a good kerbside impression, tidy the garage – every viewer will do the bottom gear drive by!
*Meanwhile, inside, de-clutter – less is more! Check your windows aren’t steamed up, is the boiler serviced? Do I need to repaint anywhere. Give a buyer an inch and they will take a mile – it can be the difference from an asking price offer to 5% below!
*Use you agent for guidance and advice
You will also need an Energy Performance Certificate (EPC) which we can arrange for you at the point of going to market.
